Weekly Casta del Sol Market Update | March 1st-7th, 2020

One new Active listing came on the market:

23448 El Greco, Mission Viejo 92692

It’s a Cypress Point floorplan, located in the Carmel development, and was listed March 6.

Two listings changed their status to Under Contract  ( an offer has been accepted and Escrow opened, but backup offers are still being accepted ):

23662 Via Benavente, Mission Viejo 92692

23826 Villena, Mission Viejo 92692

Via Benavente was originally listed on August 11 for $699,000.00, and was reduced to $645,000.00 by the time it entered Escrow on March 3.  It’s a Guadalupe floorplan, in the PUD/Casta development.  It was on the market 205 days before going under Contract … that’s way too many days in this market.  Properly priced homes are selling quickly right now.

Villena was originally listed on January 15 for $685,000.00 and was reduced to $669,000.00 by the time it entered Escrow on March 3.  It’s a Rosa floorplan in the Fiesta development, and highly upgraded, with both kitchen walls removed, opening up the entire house.  It’s simply gorgeous, and I’m surprised it was on the market as long as it was – I thought it’d sell sooner.

One listing changed status to Pending ( all contingencies have been satisfied, and backup offers are no longer being accepted – Escrow will be closing soon ):

It was listed on February 27 for $619,000.00 and sold in 3 days (when a property sells in 3 days and immediately enters Pending status, that’s usually a sign of a cash offer, without any contingencies).  We won’t know the amount it sold for until Escrow closes.  It’s a Maya floorplan in the Fiesta development that’s been renovated … the original square footage for Maya’s is 1230 and this property has been enlarged to 1948.

This is an example of how quickly homes are selling for in this market, when priced correctly.

Two listings changed status to Closed ( Escrow has closed – the new Homeowners now own their new home ):

 Via Acuna was listed for $675,000.00 on February 6, entered Escrow 5 days later, on February 11, and closed on March 3 for the full asking price.  It’s an upgraded Katrina floorplan in the PUD/Casta development.  Another good example of a home selling quickly when priced correctly.

Calle Valdes was listed for $749,000.00 on February 11, entered Escrow 2 days later, and closed on March 4, for $740,000.00  It’s a Narciso floorplan in the Fiesta development, and one of the nicest upgraded Narciso’s I’ve seen.  It originally has 1,472 sf, but sold with 1,500 sf, because the HVAC and Water Heater were moved to the attic and garage.  And the Washer/Dryer was swapped from the garage to the inside of the house – a few of my Client’s really liked it, but didn’t act quick enough.  Another home selling quickly in today’s market, because it was priced properly.
